About Our Services
Integrity markets and facilitates transactions involving mobile and manufactured homes. The home and land may have different ownership structures. Many advertised homes are on leased land within independently operated communities.
Home and Land Ownership
A manufactured home may be titled as personal property, real property, or under another arrangement. Do not assume purchasing the home includes ownership of the lot. Verify title status, liens, taxes, ownership structure, and transfer requirements before closing.
Community Approval
Many communities require an application, background or credit review, income documentation, pet information, vehicle information, age verification, fees, interviews, or other approval. Community approval is controlled by the community and is separate from purchasing the home.
Ongoing Costs
Consider lot rent, utilities, pass-through taxes, insurance, maintenance, community fees, lawn or exterior services, repairs, financing payments, and future increases. Obtain current written figures and ask what is included.
Condition and Inspections
Buyers should evaluate the roof, HVAC, plumbing, electrical systems, vapor barrier, tie-downs, subfloors, appliances, additions, permits, moisture, pests, and other conditions using qualified professionals as appropriate.
Verify Before You Rely
- Price and availability.
- Lot rent, fees, utilities, and increases.
- Community rules, age qualification, pets, rentals, guests, and vehicles.
- Dimensions, year, manufacturer, model, title, VIN, liens, and taxes.
- Repairs, permits, systems, appliances, and included personal property.
- Financing, insurance, and community approval.
Fraud Prevention
Independently confirm payment and wiring instructions using a known Integrity office number before sending money. Do not rely solely on an email, text, social-media message, or online listing. Report suspicious payment demands, altered instructions, impersonation, or requests to bypass normal verification.
